The Combined Assessment and Tax Notices are mailed to all property owners that are on our list. Please make sure you contact the municipal office if you have changed your address. If you have not received your notice by the end of May, please contact the Village Office at 403-740-1572.
The assessed value is used to calculate your property taxes. Any error on your property assessment notice could impact the amount of property tax you are billed. Since tax bills are not disputable, it is important to review your property assessment notice before the appeal deadline.
Market value assessments are prepared utilizing Mass Appraisal. For residential property, assessors collect, review and analyze information from all arms-length real estate sales transactions that occurred over a 12 month period. The quality, size, feature, and age of your home are some of the factors in determining the final value of your property.

An assessed person or a taxpayer wishing to make a complaint about any assessment must do so in accordance with relevant provisions under the Municipal Government Act and Regulations. There is no right to make a complaint about municipal tax rate, only the assessed value.
Taxes may be paid at the Summer Village Office by cash or cheque. They may also be paid online with the following banks: CIBC, TD Bank, Credit Union, ATB, and Bank of Montreal. Please ensure that you select the Summer Village of White Sands. You may also pay through OptionPay.

If you are still not satisfied that your assessment is accurate, you may file a complaint with the Assessment Review Board and a formal hearing will be held.
