Permitting
Once a development application has been submitted, the development officer When you receive your Notice of Decision after you have applied for a development permit, you must contact IJD Inspections and send them your drawings and paper work to them. IJD makes sure developments are following the Alberta Safety Codes, and you/or your contractor(s) will need permits such as building, electrical, plumbing, private sewer, gas, etc. There are fees associated with the permits and you will need to pay IJD for them.
There may be fines and/or hold back of security deposits if the development is not following the Statutory Plans and Bylaws.

Statutory Plans: A Statutory Plan is one described in the Municipal Government Act (MGA). It must go through three readings and a public hearing before it is adopted. Once adopted, there is a legal obligation on the part of both the municipality and the residents to adhere to the plan.

- Buffalo Lake Intermunicipal Development Plan: This Intermunicipal Development Plan (IDP) is the result of public input workshops, and several negotiation sessions between the Councils of municipalities on Buffalo Lake (County of Lacombe, County of Camrose, County of Stettler, SV of Rochon Sands, and SV of White Sands). This plan was created to outline a framework for cooperatively moving forward with growth, long range planning and areas of common planning interest, annexation of lands in the short and long term, economic development, servicing and transportation, preservation of natural areas, and other matters that are of joint interest for the region.
- Buffalo Lake South Shore Intermunicipal Development Plan: This Intermunicipal Development Plan (IDP) is the result of public input workshops, and several negotiation sessions between the Councils of the County of Stettler and the Summer Villages of Rochon Sands and White Sands. This plan was created to outline a framework for cooperatively moving forward with growth, long range planning and areas of common planning interest, annexation of lands in the short and long term, economic development, servicing and transportation, preservation of natural areas, and other matters that are of joint interest for the region.
- Municipal Development Plan: The overall purpose of the Municipal Development Plan (MDP) is to guide future growth and development by laying out a plan of future land use and ensuring growth in the community is sustainable, orderly, appropriate, complementary, efficient, and that it enhances the quality of life for our citizens. The MDP provides Council the opportunity to evaluate immediate situations or proposals in the context of a long range plan for White Sands.
- Area Structure Plans: The purpose of an Area Structure Plan (ASP) is to act as a guide for future subdivision and development within the site area. ASPs, like MDPs, are used to guide future growth, land use and servicing but on a smaller scale as they typically target one subdivision. The Area Structure Plans should be interpreted as conceptual only. The exact layout of the roads and lots will be determined at the time of development following engineering standards as well as applicable bylaws and regulations.
